Villa Noceto, surrounded by hazelnut trees - an unusual sight in Tuscany - overlooks approximately 45 hectares of its own surrounding land, a significant portion of which is dedicated to hazelnut cultivation. The sea is only about 20 kilometers away, giving the area a mild climate and a gentle breeze even on the hottest summer days.
The reconstruction was completed in 2023 with the aim of blending the typical materials that give Tuscany its endearing character with the needs of our time. The stone, the terracotta tiles, and the expertly crafted travertine evoke the very soul of Tuscany, while amenities such as Wi-Fi throughout the property, a color therapy shower, and a small fitness room enhance your stay.
A private gravel road of approximately 700 meters leads to a large, shaded parking area behind the Tuscan country house. The spacious house spans two floors, each with its own separate entrance, but connected internally by a shared staircase. The villa has 6 bedrooms and 8 bathrooms with 12 beds, with the possibility of adding some more beds, increasing the capacity to 14 and more guests.
A particular highlight of this country house is its magnificent view. From the large, south-facing pergola with a dining table and comfortable chairs, it's just a few steps to a built-in, wood-fired barbecue. A romantic path leads down to the infinity pool, which is fenced for children's safety. Next to the pool, a small room has been equipped with fitness equipment. A charming terrace with garden lounge sofas and armchairs surrounding an inviting fire pit completes the outdoor setting.

An absolutely stunning villa set in the heart of the breathtaking Tuscan countryside. Paola and her team were incredibly warm, friendly, and helpful. They provided us with excellent recommendations for local wineries and restaurants, and even helped us arrange a private chef and live entertainment for our group. We were a group of 13 friends staying at the villa, and everything exceeded our expectations. The villa is beautifully maintained, spacious, and equipped with everything you could possibly need. The setting is simply spectacular. This was truly a once-in-a-lifetime experience, and we will treasure the memories of this incredible week forever. We sincerely hope to return one day. The villa sits close to Guardistallo and Casale Marittimo, where you can wander narrow medieval streets, browse artisan shops and enjoy long lunches in traditional trattorias overlooking the hills.
The nearby Montescudaio is an ancient town which has retained all of its old charm and architecture, make sure to visit the impressive medieval churches such as the Church of Santa Maria Assunta as well as the staggering castle and local museum. The village is also well-known for its bread so make sure to nip into a bakery or a café whilst visiting.
Bibbona is another village worth seeing, an adorable village filled with Etruscan and Roman attractions and churches adorned with art works hailing from the middle-ages.
Beaches: The coast between Livorno and Piombino is a succession of famous resorts and well-maintained clean beaches, many of which have been awarded Europe’s Blue Flag various times. For beach days, the sandy shores of Marina di Bibbona are around 17 km away, offering calm waters, beach clubs and pine forests with walking and cycling trails. The nearby seaside town of Cecina is another popular choice for watersports, family-friendly beaches and lively summer markets.
It is nearby that Bolgheri DOC wines are produced - world-class wines such as Sassicaia, Guado al Tasso and Ornellaia as well as numerous others of the highest quality. This "Eldorado of Italian wine" as it has been called, is the result of nature's generosity, the climate and the talent of its wine makers. Bolgheri has become one of the most interesting and gifted areas in the whole universe of wine thanks to some illuminated personages, among such as Mario Incisa della Rocchetta, the oenologist Giacomo Tachis and the Marchesi Piero and Lodovico Antinori. The experimental use of "international" grape varieties such as Cabernet Sauvignon, Cabernet Franc, Merlot, and the constant research for innovation and quality has attracted the interest and support of the best world wine critics such as Veronelli, Marvin Shenker and well know national and international wine producers.
Volterra is an ancient town famous for its Etruscan origins, imposing walls, and alabaster craftsmanship. It stands on a high hill about 530 meters above sea level and combines medieval charm with a rich historical heritage. Main attractions: Piazza dei Priori: the heart of the city, home to Tuscany's oldest town hall. Roman Theater: a magnificent open-air theater dating back to the late 1st century BC. Porta all'Arco: the famous historic entrance set within the ancient Etruscan walls.
Castagneto Carducci: An enchanting medieval village built around the Gherardesca Castle. In 1907 the name of this municipality was changed in honour of poet Giosuè Carducci who spent a year here with his family. The medieval castle has been enriched in time and offers stunning views of the valley. Each spring Castagneto is the venue for a major gourmet festival which attracts enthusiasts from all over Italy.
The Parks of the Val di Cornia: The parks stretch along the coastal strip opposite the Island of Elba. The various archaeological and natural sites of the Parks make this area an interesting alternative to the traditional tourist destinations: a place where nature and archaeology converge to let you discover the charm of the "Toscana Minore". Everyone knows the Leaning Tower of Pisa, but the city of Pisa is not just the Tower, nor the marvellous Piazza dei Miracoli. Some of the less-visited attractions include one of Pisa’s oldest churches, San Paolo a Ripa d’Arno located in the middle of a magnificent garden by the river Arno. The Sinopias Museum with its magnificent collection of fresco sketches. Don’t miss a walk on Le Piagge, a tree-lined boulevard running along the river, beginning at Ponte della Vittoria and ending at Ponte delle Bocchette. It is very popular among the locals, Le Piagge makes for a nice off-the-beaten-path walk in Pisa, and a perfect way to discover Pisa away from the crowds of the main sites.

- In case of water problems in the area the Society could fix a limit of water consumption considered included. Over this limit the consumption will be an extra cost to be paid at the end of the holiday period at the price EUR 5/m3. We will calculate a sufficient amount of water to cover normal use.

- Heating (if required): metered, gas EUR 6 per cubic meter
- Pool heating is available at an additional cost, upon request when booking. It can only be used when the house heating is switched off. Please enquire about consumption costs before booking. A pool cover is available whose use is mandatory when pool is heated.
- 6 additional extra beds if maximum capacity PAX 12 is exceeded, to be requested when booking: EUR 150 per person per week (total 18 beds).

- Reservations from Saturday to Saturday
- PLEASE NOTE: For this property the check-in is possible between 4:30 and 6:30pm; check-out by 9:30am.
- Pool opening dates: May 15th - September 25th
- The pool is closed during the shoulder and off-seasons, as well as in winter. During the shoulder and off-seasons, it can occasionally be opened for an additional fee – only upon prior request. Heating is always available for a fee and is switched on upon request. We require at least four weeks' notice before arrival to open the pool and two weeks' notice for heating. Last-minute bookings (less than four weeks before arrival) are not possible.
- Villa Noceto is a non-smoking villa.
- Due to the villa's rural location, a car is necessary to fully explore the beautiful surroundings. Parking is available at the villa. To access the villa it is necessary to take a private dirt road of approximately 700 meters, high bottom cars are reccomended.
