Historic villa in a village
Villa San Giovanni is a splendid family residence with a large garden and pool on the edge of a small village, the romantic hamlet of San Giovanni d'Asso south of Siena. Here you can enjoy the beautiful Sienese countryside, the comfort of being in a village and and the privacy of a place hidden at the sight.
The large house was built in the 16th century and is located near a medieval castle. The property offers space for 14 people with 8 bedrooms and 7 bathrooms. The villa has the charm of a bygone era and is a beautiful setting for a gorgeous backdrop for a comfortable and authentic vacation with family or friends.
The extensive property is u-shaped with a beautiful courtyard in the centre. The building has many windows and extends over the entire length of the garden. On the lateral sides there are uninhabited outbuildings (a church on the left and a former lemon house and washhouse on the right). In front of the house is a large terrace equipped with tables, chairs and umbrellas for al frwsco meals.
The courtyard features a 6 x 12 m fenced private pool and breathtaking views of the rolling hills. Flowerbeds, bushes, lemon trees in vases and palms adorn the formal upper part of the garden; in the lower part there is a lawn and the pool on a large sun terrace. The garden overlooks the spectacular Crete Senesi landscape and faces south.
A public parking is about 150 m from the house, but you can reach the house with your car to load and unload your suitcases and shopping bags.
The small La Capannina house (also featured in our portfolio) borders on the garden of Villa San Giovanni and although they each rent separately, if you have a large party of up to 19 people they make an ideal combination.
Villa San Giovanni is an ideal choice for those for those who wish to be close to shopping, restaurants and cafes, yet be in a private home. San Giovanni d'Asso has approximately 300 inhabitants. The villa is situated in the upper part of the village - the "Borghetto", near the ancient castle, which is now the seat of the municipal authorities and which hosts the famous White Truffle Market in the month of November. The white truffle is prized and famous throughout Italy, as well are the other agricultural products of the area: excellent wines, oil, savoury cheeses and honey.
In this upper part of the village there is a fine restaurant just a short walk from the the house. The lower part of San Giovanni d'Asso has an 'osteria' (simple restaurant), a baker and butcher, a pharmacy, a post office, a supermarket and cafe/bar. There is no public transport in San Giovanni, therefore it is essential to have a car.
If you are here between mid-May and the end of October, take a ride on the "Treno Natura" of Siena (Sundays only) - this is such a beautiful way to explore the Sienese countryside: the train travels through the breathtakingly beautiful landscape Val d'Orcia, a World Heritage Site.
It is the perfect place to relax, to visit old characteristic villages, to taste very special food and wines. But you can also hike or bike or be seduced by a balloon ride. The truffle hunt with a guide and his dogs could be a new experience or relax in one of the beautiful SPAs in the area.

Perfect Vacation

We visited with three adult children, their spouses and seven grandchildren. I cannot imagine a more perfect setting. Big bedrooms, plenty of bathrooms, beautiful outdoor spaces, a large pool, in a town with an excellent restaurant (willing to serve dishes to go) with butcher, grocery store and in the middle of Tuscany. Oh, and there is maid service on weekdays. But to show I can be critical, it needs a new barbecue grill.

Federica & her family were amazing hosts! We are a family of 11; 7 adults & 4 children. We were celebrating our 40th wedding anniversary with our grown children & grandchildren. The house was spacious & the pool was very clean & large. For a few dinners we took Federica’s recommendation of hiring the private chef Grazia. Her cooking was delicious & her assistants set up, served & cleaned up. What wonderful memories we have of our week in this villa!

Villa San Giovanni was better than imagined. We had a group of 14, had plenty of space to relax and sleep comfortably. The views from the back patio were amazing. The location was in perfect small town to relax and travel to other beautiful locations throughout Tuscany.
Federica, her daughter Caterina, and son Lorenzo were very helpful and communication was prompt and easy. We even had an issue with one of our rental vehicles, Caterina responded quickly and recommended an honest and helpful mechanic to quickly resolve our issue. Highly recommend.

Wow, what a very beautiful place! The house is next to an ancient castle, and two churches. All situated on a hilltopp with stunning views.
Inside the house is like a castle itself, with antique furniture, well restored and all functional. There are so many spacious rooms, we could easily have privacy with 11 people. Everything was clean, and a cleaning-lady did a good job every day.
We stayed mostly on the terrace enjoying the wonderful view or by/in the pool as the weather was warm.
It was easy to reach other historic villages in the area and a trip to Siena was magic. A perfect place with perfect hosts. Federica welcomed us like family. Her son, Lorenzo was so nice, and at our disposal if needed.
The best house we've ever rented, and we would all really want to come back!

My family, friends, and I had an incredibly memorable stay. First, Federica is world-class hostess and made us feel completely at home in beautiful San Giovanni d’Assso. She and her team, including her son Lorenzo, who greeted us upon arrival, take great care of the villa, pool, and garden, which is full of fruit trees (we enjoyed bowls full of the most delicious plums!) The children loved the pool, which made the heat of August much more bearable for them. My only regret is that I was not able to take a tin of Federica’s family’s delicious olive oil home with me due to a tight connection that limited me to hand carry only. *sigh* Missing Villa San Giovanni already!

sorry this message is so late but I am down in Puglia.
I wanted, on behalf of all my family, to thank you for allowing us to spend 10 days in your wonderful house and to say how much I particularly appreciated all the help an tips etc. you gave me.
As I said to you, we have stayed at many villas as a big family but we all agreed that these 10 days were possibly the best!
We will not forget the evenings when Grazia looked after us for sure but in many ways it was all the little things, like the first shop, Mirella coming each day, new towels and not pressurising us out the door on our last day that made us feel so welcome and so well looked after.
Hopefully you found everything was fine in the house. I was not aware of any breakages other than my father noticed that one of the tea pots was creacked but we weren`t sure if it had always been that way or if we had damaged it. If it was us, then I will obviously transfer a sum to replace it if appropriate.
I also hope we did not disturb our neighbours too much. I know the children were a little over excited on the first morning and last evening. If anyone complained then I apologise.
So thank you again and we all hope we will be back soon.

We had a group of 10 and were all very impressed with the facilities at the villa. The bed rooms and baths were well appointed and very clean. Had a maid come each week day. We had wi-fi. The kitchen facilities were a little tight given the size of the rest of the building. Had wonderful views from the veranda. The location was very good. Easy access to Lucca in the west to Assisi in the east to Firenze in the north to Sant'Antimo in the south. The only draw back was the walk up the from the parking area but with all the food, we needed the exercise! There is a hotel and restaurant right across the street if you don't want to cook. The food at the restaurant was good. The service was OK but not great. Seems like it's an Italian thing to serve everything as ordered. So if you order an appetizer and a secundi and someone else ordered a appetizer, a primi and a secundi, you'd get the appetizer, primi and secundi served at the same time! But that is the restaurant! The Villa was GREAT and we all would recommend it.

Activities
San Giovanni d'Asso is located in the Val d'Orcia, a beautiful valley in the south of Tuscany, listed since 2004 in the list of UNESCO World Heritage Sites. The geographical location of the property allows day trips in all directions. Siena, Pienza, Cortona, Arezzo, Assisi, Orvieto, San Gimignano, Volterra, Perugia, Viterbo, Florence and a wealth of other rewarding sites and attractions are within easy reach.
In San Quirico d'Orcia make sure you see the Horti Leonini, an early Renaissance garden, as well as the western door in the city wall and the Collegiata (main church).
Montalcino is beautifully situated on a hill inhabited since Etruscan times, swathed in vineyards and olive groves. It is a quiet, affluent, attractive town with pretty buildings and flower-filled squares, and many shops selling the Brunello di Montalcino.
Montepulcino is a graceful Tuscan hill town, best known for its Vino Nobile di Montepulciano, which was being praised by connoisseurs over 200 years ago and can certainly contend with Italy's best today.
Pienza, the unfinished 'utopian' city, was commissioned by Pope Pius II in 1459.
Chiusi is one of our favourites because of its unpretentious liveliness. Compared to Montepulciano it is uncontaminated by tourism. Chiusi has a railway station - from here it is a quick ride to the city center of Rome.
Monticchiello is a pleasant walled village, whose crooked watch-tower is visible from afar. Next to the church is a small shop which sells local linens (towels, bedspreads) and materials in pure linen. They use traditional methods and patterns and the results are extremely attractive.
Visit the abbey of Monte Oliveto Maggiore and the semi-derelict monastery of Sant'Anna in Camprena - a very romantic setting which served as location for the film 'The English Patient'.
Sant'Antimo is surely one of the loveliest Romanesque buildings in all of Italy. It is hard to imagine a more sympathetic combination of architectural grace and natural setting.
And last but not least the landscape in this region of Tuscany is spectacular: The Crete Senesi are the eroded clay hills in the Orcia valley. These strange, pale, barren looking slopes, with their bare cliffs, broken gullies and white Jurassic limestone, look altogehter more lunar than terrestial.
Hot spas in Tuscany:
Tuscany is famous for its Hot springs, belonging to a geothermical system that more or less encircles Monte Amiata, the most spectacular being Saturnia in the south west of the region. Steaming water collects in a number of white limestone basins - a rare natural spectacle and great fun to bathe in! Swimming possible both in the natural basins and in smart thermal baths. Saturnia offers a wide range of comforts and even a sauna.
Close to the property is Bagno Vignoni which has been popular since Etruscan times. St. Catherine of Siena is said to have appreciated its thearpeutic qualities, as is Lorenzo the Magnificent, whose family built the splendid arcaded pool - a kind of flooded, bubbling piazza, famously used by Tarkowsky for some of the more surreal passages of his film 'Nolstalgia'. Not far from this antique piazza there is a hotel with a lovely open air swimming pool, fed from hot springs. This is also available to external guests.
Bagni San Filippo may go into the books as the world's smallest thermal spa - a telephone booth, a few old houses, outdoor spring in the middle of the woods with glistening limestone formations and one small hotel with a public pool.
The Montepulciano thermal springs can also be enjoyed in an indoor thermal swimming pool.
In Rapolano Terme you will find two baths: A Turkish steam bath is available in the Querciolaia thermal baths; the panorama in the newer San Giovanni Terme is just wonderful!
