Villa Santa Maria

This airy country house is located in the heart of Tuscany, between Florence and Siena, overlooking the postcard-perfect Florentine countryside. It is one of the most famous areas of Tuscany, known for its excellent wineries and restaurants.

The villa was entirely restored in grand style in 2023, a project overseen by a talented architect and with the help of gifted local craftsmen. Filled with wonderful natural light, the interiors feature wooden beamed ceilings and have been tastefully decorated with a mix of antiques and contemporary design items, including works from the owner's private art collection. 

Villa Santa Maria has 6 bedrooms, each one with its private bathroom inside. All bedrooms are equipped with air conditioning, mosquito nets, wardrobes, blackout curtains on the large "French" windows, with protective railings for children. Each bathroom is complete with a shower, sink, bidet, and toilet. There is a large and bright living room, accessible from the large veranda of the villa, equipped with a comfortable sofa, two armchairs, and a large table for up to 14 guests. Another smaller living area, adjacent to the main living room, is furnished with sofas and a large television screen. The kitchen is modern and well equipped with modern appliances.

The view from the property is amazing wherever you are! Thanks to a particular renovation project, all the rooms of the villa enjoy a beautiful view of the valley towards the medieval village of San Gimignano, which is located on a hill right in front of you. The valley that opens up below the villa is covered with vineyards, olive groves, and cypress trees. The sunset seen from here is something impressive. The views at night looking onto San Gimignano in the distance give the garden a unique atmosphere. 

The garden of the property measures 2.500 square meters and develops on two levels: entering the fenced property via an automatic entrance gate, there is a parking lot for a maximum of 4 cars. In front of the house there is a very large veranda, equipped with outdoor sofas, and a gazebo with a marble table for 14 people.
The swimming pool is located in the lower level of the garden which is accessed by a wide tuff staircase (not steep and easy to walk, with only a few steps). The upper part of the garden, where the house is located, and the pool area are divided by a fence with a net and a small gate, which you can close or open to ensure maximum safety for children. The pool area is equipped with sun loungers and umbrellas.

The property is located just 4 kilometers from all types of services, shops, bars and restaurants. Despite not being isolated, the house guarantees total privacy and tranquility in all its external and internal spaces. In fact, there are only a few small country houses nearby (on the opposite side of the road, which is not busy) and a church where you can attend mass on Sundays. The church bell never rings at night, only a few times during the day, breaking the total silence that you will enjoy in the garden.
